About Bailiwick Developments

Over 10 years building experience thoughtfully across Guernsey.

We design and deliver private homes for clients who care about the long view — coastal new builds in St. Martin, granite farmhouse conversions in Castel, sensitive renovations in St. Peter Port town houses. Every project is shaped by the place it sits in, the light it catches, and the family who will live in it.

Founded as a family construction practice and based in Guernsey, we work with a select group of architects, surveyors and master tradespeople. We take on a small number of projects each year — and stay close to every one.

Architect-led private homes from foundation to final fix — coastal villas, contemporary farmhouses, family residences sited for view, light and prevailing weather.

Acting as principal contractor or PM-only for owner-managed developments. Programming, procurement, cost control, quality assurance, completion and handover.

Salt, wind and granite. Specifications and detailing developed over a decade of building on Guernsey.

Detailing: Marine-grade fixings, breathable lime systems, weathered cavity strategies tuned to Atlantic exposure.

Materials: Local granite, slate, and oak — selected to age, not erode.

Heritage-grade craft

Lime mortar, hand-dressed granite, traditional joinery — paired with current thermal, structural and M&E standards.

Old skills: In-house masons, joiners and lime specialists trained on listed work.

New standards: U-values, airtightness and MVHR designed in from day one.

Most of our work is private. References available on request after an initial conversation.
